What to Look for in a Home Inspection Report

Every home purchaser should carefully review their home inspection report, but what exactly should you be looking for?

Generally, the most important things to look for are the most costly items to repair or replace. Home purchasers should be on the look out for items such as major problems with the foundation or foundation slab, indications of major lot drainage issues, indication of sewer line blockage, and indications that the roof may need to be replaced.  Inspection reports tend to not be very detailed on these items and often suggest that other professionals such as civil engineers, roofers, and plumbers should be brought in to inspect these items further. 

It is at the buyers discretion whether or not to ask for the seller to repair anitem or give the buyer a credit to do the repair themselves (with the exception of the few items required to be fixed by law, such as the installation of carbon monoxide detectors and smoke alarms, and water heater bracing).  Remember, it is a seller’s market right now, so while there is not much harm in asking for the repairs of everything found in the inspection, it is up to the home buyer to make a decision on what items are really worth fighting for.

Further, noted safety items should always be fixed, but again it is at the discreation of the home buyer as to what to ask the seller to fix and what they will fix themselves after the close of escrow.  It is also important to keep in mind the time periods in which you can ask and negotiate for the repairs and/or credits.
