What to know about selling homes during the holidays

The holiday season may seem to be a less than ideal time to sell a home in California. However, for those who need or want to put their home on the market at the end of the year, there are ways to do so effectively. Ideally, a seller will minimize the lights and other decorations put on the home. Keeping decorations to a minimum provides a neutral look that may attract more interest.

The exterior of the home should be free of leaves, snow or other debris. Likewise, the interior should be free of dirt, mud or other debris that might be tracked in during the late fall or early winter months. Furthermore, homes should be reasonably priced as buyers generally don’t want to negotiate during this time of year.

Creating videos or taking pictures of how the home looks during the spring or summer months may be worth doing. This could help to show off the potential of the home when the weather is better and potential buyers may spend more time outdoors. During the showings themselves, it is a good idea to create a warm and cozy environment to help pique the interests of potential buyers.

When selling a residential property, it may be a good idea to consult with an attorney in addition to a real estate agent. This could make it easier to conduct land surveys and find any problems with the title to a home. It may also make it easier to understand the terms of a sale and what responsibilities a seller might have under state law. This may reduce the likelihood of a dispute with a homebuyer.
