How to effectively stage a home

Those looking to sell their homes in California or any other state are encouraged to think like a buyer would when staging their properties for sale. Doing so can help create an emotional attachment between the buyer and the home. That attachment may result in offers that are up to 20% higher than those made for homes that aren't staged or staged well. The first step in the staging process is to clean and get rid of clutter.

This generally means cleaning fingerprints off of stainless steel appliances and hiding cat litter. It can also mean washing the windows and taking other steps to make the home as appealing as possible. Ideally, the home will be seen as a blank space that the buyer can transform in his or her own mind. It is also a good idea to add as much light as possible to the home.

Adding light can be as easy as getting rid of dark curtains or using bulbs that mimic natural light. Adding plants can help to add a calming presence that can put buyers in a good mood while they are looking at the property. Finally, it can be a good idea to arrange furniture in a manner that encourages conversation as opposed to everything looking directly at the television. Generally speaking, sellers will spend about $400 on average to have their homes staged.

In many cases, parties to residential property sales may want to review their pending deals with legal counsel. This might be beneficial because an attorney may point out issues with the deal or add language that a buyer or seller may not have thought to include. Ultimately, it may make it easier for all sides to craft a home purchase agreement that they are content with.
